FOUNDER, PRESIDENT, CHIEF EXECUTIVE OFFICER
Hugo F. Aviles has been responsible for acquiring and developing in excess of $1.5 billion worth of income producing commercial properties. Currently, he oversees JHREP’s $750 million investment real estate portfolio and its affiliate companies. Mr. Aviles creates the vision and identifies the opportunities for the company's short, mid, and long term growth strategies.
His primary focus is on coordinating and evaluating the activities of the various companies and departments so that they can work cohesively, efficiently, in a cooperative manner to effectuate the overall goals for the properties, investors, and the company.
Mr. Aviles began his career in 1984 working with a privately held family real estate investment company. In 1989 he founded JH Properties, a full service apartment company specializing in apartment sales and marketing, property management, investment underwriting, and real estate workouts.
A FOCUSED INVESTMENT STRATEGY
JHREP invests primarily in California markets, submarkets, and select Western States where it has a local presence, or where it has performed significant research and due diligence so as to feel comfortable investing in that market. All in-house property managers live and work in their markets and have become part of the fabric of their communities.

JH Retail Management Company is a subsidiary of JHREP, with executives who combined have over 100 years of property management experience, performing day-to-day property management and leasing for its properties. Additionally, the senior principals perform portfolio management and asset management, and handle acquisitions/dispositions, entitlements, development, redevelopment, financing, and rehabilitation/construction.

GARY C. OTTO
FOUNDER, CHIEF FINANCIAL OFFICER
Gary Otto joined Hugo F. Aviles in forming JH Real Estate Partners, Inc. and its subsidiaries in 1995. As CFO and Secretary, his duties include responsibility for the companies’ financial reporting, banking and lender relations, investor relations, legal and insurance, closing escrows for acquisitions and sales, annual audits and tax return submissions. Mr. Otto oversees all Accounting and Information Systems and conducts the financial analysis for partnerships and deal structures, as well as oversees day-to-day operations at the Corporate level. Mr. Otto started his career in 1985 working for a major retail real estate company based in Chicago.
VICE PRESIDENT, DIRECTOR OF PROPERTY MANAGEMENT
JH RETAIL MANAGEMENT COMPANY
With over 25 years of experience, Michael Garner has an extensive background in commercial property management, having managed directly or indirectly over 10 million square feet of office and retail, throughout Arizona and California.
As Vice President, Director of Property Management, Mr. Garner is responsible for directing the daily operations of JH Retail Management Company, which include oversight of property management and leasing.
Prior to joining JH Retail Management Company, Mr. Garner was Regional Director for Vestar Property Management, a West Coast based retail property owner of power, community, specialty and neighborhood centers located throughout Central and Southern California and Arizona. In this capacity he supervised a division responsible for six million square feet of retail property. In addition, Mr. Garner was an integral part of the companies’ development team along with acting as the Asset Manager for the portfolio. Mr. Garner was also directly involved in several re-development projects including Cerritos Towne Center and Costa Mesa Courtyards.
VICE PRESIDENT, ASSET MANAGEMENT
Stephen Corea manages the analysis of JH portfolio properties and, working with the JH team, analyzes potential acquisition candidates. Stephen also sources private and institutional equity capital for JHREP investments. He maintains close ties with the leading real estate brokerage firms, family offices and private investors.
His experience includes over $6 billion in completed transactions on behalf of real estate investment trusts, opportunity funds, and high net worth investors.
Mr. Corea has over 30 years of commercial real estate acquisitions and portfolio management experience. He is a USC graduate with a Bachelor of Science Degree in Real Estate Finance and holds a CCIM designation.
VICE PRESIDENT OF CONSTRUCTION
With over 35 years of construction industry experience, Mr. Ward is responsible for development and redevelopment project design overview and overseeing all projects, both offsite and onsite. Mr. Ward’s extensive construction experience includes building mixed use podium, retail, commercial, multi-family, residential, and hospitality projects throughout the western United States. He has managed projects from conceptual development through final construction. With his extensive knowledge of scheduling and budgeting, Mr. Ward leads a team of quality professionals.
Mr. Ward’s career has taken him from a hands-on position as a journeyman carpenter to the most experienced of senior project managers in the construction industry. Mr. Ward’s experience includes thousands of square feet of multi-family, student housing, office, industrial, retail, design and construction management.
Prior to joining JH Real Estate Partners, Daniel managed large podium projects such as Ontario Town Center Colony, UCLA Student Housing, UC Irvine Child Development Center, multiple senior housing projects, and the construction of Macy’s, Sears, and Outback Steakhouse Restaurants.
VICE PRESIDENT, DIRECTOR OF AQUISITIONS & LAND DEVELOPMENT
Since the formation of JH Real Estate Partners, Inc. in 1995 and its predecessor company JH Properties, Inc. in 1989, Ernie Rivas has participated in the acquisition of over 20,000 multifamily units and 1.7 million square feet of retail shopping centers and commercial properties, including the development and entitlement of numerous acres of raw land.
Mr. Rivas’ responsibilities include the acquisition and disposition of investments, procurement of entitlements for development projects, coordinating the due diligence process, and underwriting potential investments. Mr. Rivas has been actively involved in commercial and multifamily real estate for more than 38 years, and holds a California Real Estate Brokers License.
STATHI G. MARCOPULOS
CHIEF OPERATING OFFICER, GENERAL COUNSEL
Stathi Marcopulos represented developers, owners, lenders, borrowers, landlords, tenants and others involved in complex retail, multifamily, and land transactions for 20 years and was a partner with Cox, Castle and Nicholson, one of California’s preeminent real estate law firms, prior to joining JHREP in 2007.
Mr. Marcopulos provides advice and counsel to the JHREP principals, regional and corporate management teams, as well as outside management in real estate matters including: assessing legal risks and opportunities and advising accordingly, overseeing the documentation and negotiations related to acquiring and leasing of the real estate assets of the Company, retail asset management, assisting in the development of policies and procedures, supervising outside counsel and handling legal matters. Mr. Marcopulos has nearly 30 years of real estate law and transaction experience.
SENIOR EXECUTIVE VICE PRESIDENT
Irene Aviles has been an integral part of JHREP and JH Properties, Inc. since inception and has over 30 years experience in all facets of the company including acquisition, disposition, property management, operational asset management, rehabilitation, design, construction and reconstruction management. Mrs. Aviles’ attention to detail and team building approach has provided the foundation for JHREP's success.
VICE PRESIDENT, DIRECTOR OF CONSTRUCTION
JH RETAIL MANAGEMENT COMPANY
Jeff Lochner is responsible for all retail construction and entitlement for JH Retail Management Company. Prior to joining JH Retail Management Company, Mr. Lochner held positions at Vestar Development Company and Developers Diversified Realty (DDR). While in his position with DDR, Mr. Lochner was responsible for managing contractors, architects/engineers and budget reporting for 6,000,000 square feet of retail space.
After leaving DDR, Mr. Lochner joined Vestar, a West Coast based retail property owner of power, community, specialty and neighborhood centers located throughout Central and Southern California and Arizona. Mr. Lochner successfully completed construction of The District at Tustin Legacy, a 1,000,000 square foot shopping center valued at $300,000,000. Mr. Lochner has also worked as a property manager. His duties included all property manager functions for two retail projects; Long Beach Towne Center (1,000,000 square feet), of which he was also involved in the construction of, and Glendale Fashion Center, (270,000 square feet). Mr. Lochner brings 20 years of retail real estate development experience to JH Retail Management Company.
